Four things to know first

  • There is no roof restoration licence Roof tiling, roof plumbing and painting are each their own trade category in NSW. Over A$5,000 in labour and materials, including GST, the contractor needs a NSW contractor licence or a qualified supervisor certificate for the category the job falls into.
  • An old roof may be asbestos Corrugated cement sheeting, such as 'super six', is a common form of non-friable asbestos on older roofs. Never clean it with high-pressure water, a hose trigger attachment or compressed air.
  • Most like-for-like work needs no Council approval Painting, cladding repairs and other maintenance to an existing roof can be exempt development, unless the roof is a heritage item or in a heritage conservation area.
  • Scaffolding on a footpath is a separate approval Where scaffolding has to stand on a footpath or other public land, Central Coast Council's own approval and fee apply.

Roof Restoration across the Central Coast

Older Central Coast roofs raise one question before any other: is it fibro or 'super six' corrugated asbestos cement sheeting? The NSW Government estimates that 1 in 3 houses built or renovated in NSW between 1945 and 1990 contain asbestos, and corrugated roofing is one of the places it commonly turns up. A roof like that can still be maintained, sealed with paint for instance, but it should never be cleaned with high-pressure water, a hose trigger attachment or compressed air. Most restoration that does not change the roof's shape or add an opening needs no Council approval at all, but scaffolding on a footpath does.
